Home Watch of America™ is a multi-state home watch service provider dedicated to helping homeowners stay informed about their properties while away.

Our service is conducted by background-checked real estate professionals who perform recurring visual observations of your home’s interior and exterior. You receive video updates to see your property for yourself, offering added clarity and transparency.

Access to the home is managed through a Standard Lockbox or a Smart Lockbox provided for the duration of your membership, offering an on-site solution for storing keys.

Whether your property is a seasonal retreat or a second home, Home Watch of America™ is committed to delivering information to help you stay connected to your home.
how does it work?
Home Watch of America™ provides a straightforward process to help you stay informed about your property while you’re away.

1. Membership Setup: When you join, you choose a Standard Lockbox or a Smart Lockbox for your property, offering a convenient way to store keys for scheduled visits during your membership.

2. Scheduled Visits: Our team performs recurring visual observations of your property, both inside and outside.

3. Observations and Reporting: During each visit, we document what is visually observed, and whenever possible, include video recordings for additional clarity.

4. Updates to You: Following the visit, you receive a report outlining the observations made. All decisions and any follow-up actions are entirely up to you.

This process is designed to keep you informed without overstepping into maintenance or repair services. You remain in full control and responsibility for your property.

We help members with unoccupied homes across the country. We aim to provide service to every homeowner, however some restrictions may apply.
WHO IS THIS SERVICE FOR?
Homeowners with a second home, vacation property, or home listed for sale that is unoccupied for an extended period of time.
which membership is right for me?
Standard Membership: $0/month

Use your own lockbox or request a Standard Lockbox as a free gift.


Premium Membership: $49/month

Includes the use of a Smart Lockbox while you're away. When you return home for the season, you can pause your membership by returning the lockbox using a prepaid return label. The monthly fee only applies while the lockbox remains on your property. When you're ready to resume service, we’ll send a new lockbox at no additional cost.

What does the service include?
At Home Watch of America™, our mantra is Observe and Report, and our service is designed to help homeowners stay informed about their property while they’re away.

For the exterior, we observe features such as the roof (from ground level), doors, windows, walls, visible landscaping, and pool. Inside, we observe items like plumbing fixtures, windows, doors, ceilings, floors, walls, lights, thermostat, and hot water heaters. If you have special requests—we can include these in our visual observations upon request, provided they align with the scope of our service.

We aim to include video recordings of the service because transparency matters to us. While we make every effort to provide them, technical issues can occur, so we cannot guarantee availability every time.

Access to your property is managed through a lockbox. Members choose between a Standard Lockbox or a Smart Lockbox that is provided during your membership. This lockbox allows keys to be stored on-site and accessed by our employees for scheduled services.

Our service is strictly observational, focused on recording visible aspects of your property. We do not perform maintenance, repairs, or provide recommendations. Any decisions or follow-up actions remain entirely in your very capable hands.
